Las Vegas STR Demand Calendar 2026: Peak Dates and Event Guide for Airbnb Hosts
Las Vegas STR Demand Calendar 2026: Peak Dates and Event Guide for Airbnb Hosts
Las Vegas has the most complex event-driven STR demand calendar of any US city. If you own a Las Vegas vacation rental, understanding this calendar — and pricing to it correctly — is the single highest-impact revenue optimization available to you. Hosts who price reactively to the event calendar leave 15-25% of annual revenue on the table. Hosts who price proactively 4-6 months out capture the full event premium.
This guide covers every major Las Vegas demand driver in 2026, organized by impact level and date.
Tier 1: Maximum Demand Events (300-500% Above Baseline)
These are the dates where Las Vegas STR demand is so high that supply is genuinely constrained. Nightly rates for well-located properties with pools and premium amenities can reach 4-6x their standard rate.
Formula 1 Las Vegas Grand Prix (November 2026)
The Las Vegas Grand Prix is the highest-impact STR event in the city’s recent history. The night race on the Strip draws 170,000+ spectators from around the world. Property demand spikes city-wide but is most extreme within 20 minutes of the Strip. Booking inquiries for F1 weekend start arriving 6+ months in advance. Properties that are not priced at F1 premium by April-May will be underpriced when demand peaks.
New Year’s Eve and New Year’s Day
Las Vegas hosts the largest New Year’s celebration in the United States. The Strip fireworks draw hundreds of thousands of guests. STR demand begins spiking in October for New Year’s dates. Properties with Strip views command extraordinary premiums. This is consistently the highest single-night rate of the calendar year for most Las Vegas STRs.
Major Boxing and MMA Events at T-Mobile Arena and MGM Grand
Premium boxing (Canelo, Fury, Crawford-level cards) and major UFC events at T-Mobile Arena create demand spikes comparable to the Grand Prix for Strip-adjacent properties. Event dates are not always announced far in advance — monitor the T-Mobile Arena and Allegiant Stadium event calendars monthly.
Tier 2: High Demand Events (100-300% Above Baseline)
Consumer Electronics Show (CES) — January
CES draws 140,000+ attendees from the global tech industry. Las Vegas Convention Center area properties are most affected but Strip and midtown properties see significant demand. Corporate travelers booking for CES typically book 3-4 months in advance.
National Finals Rodeo (NFR) — December
The NFR is a 10-day event at the Thomas and Mack Center drawing 170,000+ attendees. STR demand spikes city-wide, particularly in the first week. Western-adjacent neighborhoods and Henderson properties see strong demand from fans seeking residential space.
March Madness and College Basketball Tournaments
Las Vegas hosts multiple March Madness regional rounds and the Mountain West Conference Tournament. Sports-betting tourism combines with in-person attendance to drive strong March demand, particularly in mid-to-late March.
Memorial Day Weekend
Memorial Day is the unofficial start of Las Vegas pool season and one of the top three holiday weekends for STR demand. 3-night minimum is standard for this weekend.
Labor Day Weekend
The other bookend of pool season. Similar demand profile to Memorial Day — 3-night minimums recommended, premium pricing applicable 60-90 days in advance.
Halloween Weekend
Las Vegas Halloween is a major event — the city transforms for the weekend with themed club events, Strip festivities, and costume parties at every venue. Strong demand from leisure travelers, particularly for properties that can host group gatherings.
Tier 3: Elevated Demand Periods (30-100% Above Baseline)
Super Bowl Weekend (February)
Even when the Super Bowl is not in Las Vegas, the city is the top destination for game-watching parties and Super Bowl weekend celebrations. Sports bar atmosphere and the sports-betting culture drive elevated STR demand.
Spring Break Season (Mid-March through Mid-April)
Las Vegas spring break runs for approximately 4-5 weeks as different university calendars overlap. Pool properties in this period see strong demand. Bachelorette and bachelor party bookings also peak during spring break.
UNLV and Las Vegas Aces Home Games
The Nevada Athletic Commission and the Las Vegas Aces WNBA home schedule drive moderate but consistent demand spikes, particularly for properties near T-Mobile Arena and Allegiant Stadium.
Raiders Home Schedule
NFL game weekends at Allegiant Stadium consistently drive elevated demand. The Raiders home schedule is released in the spring — price these weekends immediately upon schedule release.
Quiet Periods: When to Adjust Strategy
Las Vegas does have slower periods. Mid-January (post-CES), early November (pre-Grand Prix week), and mid-week in February and early March are the softest demand windows. During these periods, consider reducing minimum stays to capture midweek bookings and using competitive discount pricing to maintain occupancy above 60%.
How to Use This Calendar
- Download the current year’s Allegiant Stadium and T-Mobile Arena event schedules
- Add every Tier 1 and Tier 2 date to your STR pricing calendar immediately
- Set event premium pricing 4-6 months in advance — last-minute event pricing captures only partial premium
- Set minimum night requirements (3-night minimum for Tier 1 events, 2-night for Tier 2) to prevent single-night bookings that block higher-value reservations
- Review and update the calendar quarterly as new events are announced
