* Smoke only in the balcony, DO NOT SMOKE INSIDE THE HOUSE! * Pets (dogs) are welcome. We charge a minimum $35 per dog per night. We accept dogs over 1 yr old. Let me know ASAP (before check-in) if you have a pet. Unreported pets will be charged automatically and may be cause for booking cancellation with no refund. * Parties, large gatherings (larger than our max allowed) and other disturbances will not be tolerated and guests will be removed with fine and no refund. Thank you for understanding. All guests must agree to follow all house rules as disclosed prior to booking of the property.

2️⃣NO Fireworks of Any Kind on and around the property at any time
3️⃣NO Disturbing Noises of Any Kind This includes use of microphones and speakers for singing, speaking, and playing music throughout the day and especially after 10:00 pm and before 8:00
4️⃣All vehicles must be parked on the designated area within the property. No commercial vehicles allowed.
5️⃣NO more than 6 Vehicles Allowed Due to the city ordinances.
6️⃣NO DISTURBING THE NEIGHBORS! NO EXCEPTIONS! This includes racing, revving, and spinning out cars/motorcycles on or around the property. If any neighbor or authority contacts us during your stay to report violation of any of the above rules, you will be reported to your booking Channel and required to leave the property immediately without refund.
7️⃣Must follow Guest count max rules according to the listing description. Please update your guest count for insurance purposes; additional fees may apply.
8️⃣When cancelling a reservation, processing fees will not be refunded.
9️⃣For your protection, like any hotel, we have security cameras covering the outside premises.
Special Facilities in property: Community Pool and/or Community Hot Tub and/or Community Gym and/or Exercise Equipment, and/or Tennis and/or Picnic Area Use of the Special Facilities during your stay involves certain risks, including but not limited to: 1. Drowning 2. The risk of injury resulting from possible malfunction of the Community Pool and/or Hot Tub and/or Gym and/or Exercise Equipment and/or Playground 3. The risk of injuries resulting from tripping or falling over obstacles in the Special Facilities areas. 4. The risk of injuries resulting from unsupervised divers and swimmers colliding 5. The risk of other injuries resulting from participating in any action in the Special Facilities areas. All guests hereby agree to the conditions below and fully intend to use the Special Facilities and entire property at their own risk: 1. TO WAIVE ANY AND ALL CLAIMS that the guests have or may have in the future against the owner, host, directors, officers, employees, agents, or representatives (hereinafter referred to as the “Releasees”) in regards to guests use of the Special Facilities. 2. TO RELEASE THE RELEASEES from any and all liability for any loss, damage, injury, expense, or other costs that guests may suffer or that their next of kin may suffer in connection with guests use of the Releasees Special Facilities and its surroundings, to any cause whatsoever, including negligence on the part of the releasees. 3. TO HOLD HARMLESS AND INDEMNIFY THE RELEASEES from any and all liability to property, or personal injury to, any third party, resulting from the use of the Special Facilities and its Surroundings. 4. That the Booking Guest verifies he/she is over the age of 18 and is responsible and will adhere to all the rules of the property and use instructions of the Special Facilities. 5. That the house rules / waiver release and Agreement is fully effective and shall be effective and binding upon the guest, the guest heirs, next of kin, executors, administrators, and assigns, or anyone else authorized to act on your behalf or on behalf of the guest estate. 6. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
